How does B2B Realty's property management referral program work?
You sign our Referral Partner Agreement, refer a property owner to us, and earn $100 per unit once we complete onboarding, plus 7.5% of our monthly revenue from that client for as long as they stay. There is no cap and no expiration. If your client adds more properties to their portfolio later, you automatically earn on those too.
Who can join the program?
The program is open to licensed real estate agents and brokers. If you are a licensed agent affiliated with a brokerage, Ohio law requires that referral compensation be paid through your supervising broker. We will coordinate that with your brokerage when you sign up.
When does a referral qualify for payment?
A referral becomes a Qualified Referral when all of the following happen:
- You introduce the property owner and document the referral in our system
- The owner signs a property management agreement with B2B Realty
- The property is accepted and onboarded into our portfolio
- We begin collecting management fees on it
When do I get paid?
The $100 per unit is paid once we complete onboarding for your referred client, typically when we receive the owner's reserve funds or collect the first management fee. We tie the payment to onboarding completion rather than to the signed agreement because that is the point at which the client is fully active in our portfolio. The 7.5% monthly commission is paid quarterly by default, or monthly once you reach 20 referred units.
What if my client adds more properties later?
You earn 7.5% of the monthly management revenue we collect on each of these new units your referred client brings to B2B Realty, including properties they add after the initial referral. No extra paperwork required on your side.
What happens if my referred client leaves B2B Realty?
Referral compensation continues for as long as the client remains under our management. If they end their agreement with us, the monthly payments on that client stop. There is no clawback of commissions already paid.
Is there a cap on how much I can earn?
No. There is no cap and no expiration date. You earn on every unit, every month, for as long as your referred clients stay with us.
Do I need to do anything to keep the program active?
Just stay compliant with the terms of the Referral Partner Agreement. As long as you are in good standing and your referred clients remain under our management, payments continue automatically.
Can I refer clients I know are already talking to B2B Realty?
No. Referrals only qualify if the property owner is new to B2B Realty at the time of referral. Clients already in discussion with us, previously referred by someone else, or already in our system, do not qualify.
